For Daniel & Jorie Maring — Palermo or Lavello, On the Water | Esplanade at Wellen Park
Prepared for Daniel & Jorie Maring
Daniel & Jorie — from Milwaukee to life on the water
Palermo or Lavello · A Water-View Homesite · Esplanade at Wellen Park
Thank you for spending time with us at Esplanade. You came in with two floor plans and one clear picture — a home on the water — so this page puts both finalists side by side: the Palermo and the Lavello, each with its real photos, specs and a direct link to its interactive floor plan and structural options — plus the Resort Club lifestyle waiting just outside your lanai.
Daniel, Jorie — thank you for spending time with me at Esplanade. Of everything we walked through, the picture that kept coming back was the same one: the two of you on a lanai, looking out over the water, in a home with room for the whole family. So I built this page around the two plans you’re deciding between — the Palermo and the Lavello — each on a water-view homesite here at Esplanade at Wellen Park.
A move from Milwaukee is a big chapter, and it deserves a proper landing: one story, no snow shovel, sunsets instead of lake-effect — and when the family comes down to visit (and they will), two real guest suites and a flex room mean everyone gets their own space. Below you’ll find both floor plans side by side, with links straight to Taylor Morrison’s interactive floor plans and structural options, plus a look at the lifestyle that comes with the address.
No lot is picked yet — that’s the fun part, and we’ll do it together. Take your time with the two plans; when you’re ready, I’ll walk the available water homesites with you — in person, or by video call from Milwaukee — and we’ll find the one.

The Two Finalists
Palermo or Lavello — both on the water
Two single-story plans, two true guest suites each, and a lanai made for pond- and lake-view sunsets. Here they are side by side.
62′ Collection · Water View
The Palermo — the big canvas

Effortless luxury, all on one floor. Head through the porch into a sweeping foyer and beautiful open-concept living: a great room that flows into formal and casual dining areas, a modern kitchen and a breathtaking lanai — gorgeous Florida sunsets, here you come. The primary suite is tucked away with a spa-inspired bathroom and walk-in closet; back toward the front, two bedroom suites each have their own bathroom, plus a powder room, laundry and a flex room to customize into anything you wish.
Why it fits you: the Palermo is the most room of the two — and the 3-car garage swallows the car, a golf cart and everything making the trip down from Milwaukee. The flex room works as a home office today and a fourth bedroom when family visits, and on a water homesite that extended lanai becomes your sunset seat, every single night.

Designed for those who crave comfort and sophistication, the Lavello is the best of resort living. Through the porch, a foyer sweeps into a dining area, spacious great room, kitchen and lanai — enjoy morning sunrises and evening sunsets in this breathtaking spot. Nestled away for added privacy is a luxurious primary suite with a walk-in closet and spa-inspired bathroom. Toward the front of the home, discover two bedroom suites with their own bathrooms and a flex room to customize, plus a convenient powder room and laundry room.
Why it fits you: everything the Palermo does, in a slightly smaller, easy-care footprint — the same two true guest suites for visiting family, the same lanai-over-the-water lifestyle, on a 52′ homesite. If you want the water and the lifestyle without extra square footage to keep up, this is the one.

You didn’t pick Florida to look at a fence. A water homesite puts the pond right off your lanai — herons at breakfast, long light in the afternoon, and the sunset doing the rest. It’s the view you pictured, every single evening, not just on vacation.

Enough room when the family visits
Whichever plan you choose, the layout works the same kind way: two private guest suites — each with its own full bath — plus a powder room and a flex room that can turn into a fourth bedroom. Visits feel like family time, not logistics, and your primary suite stays your retreat at the other end of the home.
03
Goodbye, Milwaukee winters
Both plans are single-story and low-maintenance, in a gated, lock-and-leave community — trade the snow blower for a golf cart and the lake-effect for lake views. Come and go for trips back north without a second thought about the house.
04
The lifestyle comes with the address
The Resort Club, the courts, the pool, the Bahama Bar — everything below is steps from your lanai, with a full-time lifestyle team keeping the calendar full. The home is the half of it; the days are the other half.
The Esplanade Lifestyle
Come for the water views — stay for everything else
However the Palermo–Lavello debate ends, the days around the home are already decided: pickleball, tennis and bocce courts at the heart of the community, a resort-style pool, and a lifestyle program that keeps games, clinics and friendly competition rolling.
Picture the routine: coffee on the lanai as the sun comes up over the water, a morning match while the Florida light is still soft, a cool-down at the resort pool — and a sunset pour waiting back home. That’s not vacation. That’s Tuesday at Esplanade.

Let’s find your water homesite
Daniel, Jorie — you’ve narrowed it to two great plans. The last piece is the homesite itself. Water-view lots change as homes sell, so let’s walk the current pond- and lake-view options together — in person, or by video call from Milwaukee — compare the Palermo and the Lavello on the lots you like, and talk through how to make your favorite yours.

Signature Esplanade Programs
Two memberships that come with the address
Beyond the courts and the club, Esplanade membership carries signature programs run by Esplanade Resort Experiences. These two, especially, belong in the life you’re moving here for.
Signature Program
Sip Wine Club — your evenings, upgraded
The Sip Wine Club gives Esplanade residents access to a diverse selection of wines, with opportunities to enjoy tastings and wine events, unique private-label selections, and exclusive member discounts. It’s a standing social circle poured into the community calendar — not a special occasion you have to plan.
For Daniel & Jorie: picture the routine — a day on the courts or the trails, the sun dropping over the water off your lanai, and a private-label pour from the club waiting for the two of you and whichever neighbors wander over. Sunset just found its pairing.
Signature Program
Travel by Esplanade — the world, with your neighbors
Through Travel by Esplanade, residents join curated travel excursions organized as part of the signature Esplanade lifestyle — trips and outings planned for you, shared with the friends you’ve made on the courts and around the Bahama Bar. The planning is handled; you just show up.
For Daniel & Jorie: you’re not just moving house — you’re moving into a community. Travel by Esplanade turns the neighbors you meet at the Bahama Bar into a built-in travel crew for trips near and far, with the planning handled.
